Since 2005 we have completed over 180 residential units at this site, as well as a number of live work studios and commercial retail outlets. Our scope of work encompassed all plumbing, heating and ventilation (HVAC) services as well as infrastructure site servicing for all phases of work.

Our association with the LeFevre Group is built on trust and has earned us the opportunity to partner in a number of award nominated projects. Some of these projects include; The Wilson Building on Herald St and The Morley Soda Factory in Waddington Alley. All of these buildings are located in the heart of Old Town Victoria.

“Old Town” Victoria

At Cairnview, we are proud of our role in the revitalization of many of old town Victoria’s important heritage structures.

Indeed the opportunity to engage our expertise in upgrading these landmarks of early Victorian architecture is an extremely exciting and rewarding endeavor. Modernizing these heritage structures requires a dedicated team of knowledgeable and experienced professionals and trades people.

Equipping these buildings with essential environmental building systems, such as plumbing, heating, ventilation, air-conditioning, climate controls and fire protection, assures that a sustainable and vibrant mix of urban residential and commercial live/workspace, will enliven the downtown core.

The Leiser Building

circa 1896 – 324 & 334 Yates St.

One of seven, Le Fevre & Company’s acquisitions, this building is among Old town Victoria’s finest. Kudos to the vision and the courage of developers like Le Fevre and company who revive old static structures into dynamic buildings that provide healthy environments that supports a sustainable living and working experience for decades to come.

B. Wilson Building

The B. Wilson Building features unique, award winning residential loft condominiums and live work studios were created to transform a defunct downtown warehouse near china town. This is a restoration project by Leith Anderson Architecture.

Morley Soda Factory

“Waddington Alley” Victoria

This building was once the Morley Soda Factory, and in fact, we found many original soda bottles in the building during the restoration which were cleaned and are still on display inside the building today.

The building now features 9 Live/Work studios on historical Waddington Alley between Johnston and Yates St. It was a delight to be a part of revitalizing a derelict building back to prominence.

The Monaco

Deluxe condominiums in The Monaco are located in an 1888 Heritage conversion in the heart of the city at 610 Johnson St.

The suite offerings are one bed and bath, and featuring 11/12 foot ceilings, modern comforts including bamboo floors, stainless steel appliances, granite countertops, gas ranges and fire places as well as in suite laundry. Commercial retail space is located at ground level.

This is just a sampling of some of the heritage restoration projects Cairnview has been involved in within Victoria, BC. We look forward to continuing to revitalize the downtown core alongside developers who are inspired to undertake these projects.

947 Fort St

Once the site to an outdated low-rise office structure called the “Clock tower Building” “The Clock Tower” broken clock and all, was a Fort Street fixture on “Antique Row” until it was leveled in February of 2009 to make way for a new energy efficient LEED gold office building.
This building incorporated “Multistack” staged chiller, combined with water loop source heat pumps and a fully automatic energy management system of direct digital controls for maximum efficiency for “building environments”.

This innovative environmentally responsible building constructed on the grounds of the world famous Butchart gardens is the protector of the only traditional carousel on Vancouver Island. The building also has facilities to cater to small groups for parties.
Energy management DDC (direct digital control) maintains a tempered interior climate generated by a water source heat pump that utilizes the property’s main irrigation grid as it’s “geothermal” exchange medium, to modulate temperature through a zoned system of in floor radiant loops and fan coil air distribution.
This system provides a stable indoor environment which helps protect the buildings exquisite exposed wooden structure of glue laminated beams blue stain pine ceilings and of course the centre piece which is the Rose Carousel, crafted by Brass Ring Entertainment of Sun Valley, California. Cairnview is proud to have worked with The Butchart Gardens who take “being green” to whole different level!

Camus Supportive Housing – 920 Humboldt St.

This Supportive-housing complex features among other environmental features, a solar hot water generation utilizing plate and frame collection panels, which generate most of the buildings potable hot water needs.

High efficiency condensing boilers that modulate to maintain a consistent building climate for the occupants of Camas Gardens improving the quality of he lives of people in Victoria who are homeless or at risk of homelessness by providing 44 new apartments of supportive housing.
Cairnview is proud of its contributions to the comfort of buildings that support our region’s at risk citizens. We’ve performed work for The Victoria Housing Society, BC Housing, Cool-aid society, and donated human resources and materials on a number of Habitat for Humanity projects in the capital region.

Cairnview Mechanical has been chosen by The Chamber judges as Best Business of the Year in the category of 11-25 employees.

We were part of the construction team chosen by Hayworth Communities which was lead by Architect Darryl Jensen and Prime Contractor W.R Knight Contracting.

The Facility which consists of 126 living units has onsite kitchen and dining facilities including in-house commercial laundry and house keeping as well as a number of other amenities for the residents.

We hope to be part of phase 3 which will provide extended care making this development a leader in seniors housing and care, and the envy of many seniors providers.
